The ultimate would be to have 20% saved towards the purchase price plus 5% on top of this for closings costs. This means for a $200,000 dollar house you would need $50,000 dollars.
Most First Time Home Buyers do not have this kind of money saved up but there are other options.
If you qualify for an FHA mortgage (the most common), you can get a mortgage for up to 96.5% of the purchase price of the house.
If you qualify for a VA mortgage (military veteran), you can purchase a house with little or no money.
If you are willing to live in a rural area, the USDA has a program available to borrow 100% that can include the closing costs in the mortgage. The Lehigh Valley has many areas in the USDA Housing Program including some areas you might not suspect such as parts of Forks Township, Nazareth, and the Macungie area.
Assistance with closing costs can also be done using something called Sellers Assist or Sellers Concession. In this situation, a higher purchase price is offered to the Home Seller. The seller will then credit that money back to the buyer at the closing.
Some of the financing variations will have a negative impact on the seller and your negotiating power.
For instance, FHA and VA mortgages require the appraiser to do a more thorough inspection that may find problems with the house that HAVE TO BE FIXED before closing. A Lehigh Vally Home Seller may not want to accept these conditions.

If you have a long-term lease, then the correct time to attempt to purchase a house is when you have about 3 months left on the lease. A Lehigh Valley Home Seller will not usually wait longer than 90 days for a buyer to fully purchase their house. Another option would be to break your lease. Some Home Buyers are willing to this if the right house comes on the market.
