When purchasing a Lehigh Valley house, many inspections may be required dependent on the terms in the Agreement of Sale. The most common inspections are home/property and wood destroying insects.
A Property inspection includes everything in the house (furnace, plumbing, electrical, structural) plus the outside area of the house. A Wood Destroying Insect inspection typically looks for termites, powder post beetles, carpenter ants and carpenter bees.
A Radon test may also be required and if the house has a well or septic system specific inspections are usually performed to ensure proper operation.
Most of these inspections are non-destructive and visual only. The sellers permission must be given before any invasive tests are performed (i.e. digging up an underground oil tank).
